California Home Sales Slow Despite Steady Competition

California Home Sales Slow as statewide housing activity weakened during the week ending July 18, with fewer homes changing hands, fewer new listings entering the market and every major region reporting lower sales, according to the California Association of REALTORS.

The association’s weekly market report found declines in closed sales, pending sales and new listings compared with the previous week. While the data represents a snapshot of Multiple Listing Service activity rather than a long-term trend, it suggests buyers and sellers continue navigating a market defined by limited inventory and cautious consumer activity.

California Home Sales Slow Across State

The California Association of REALTORS reported an average of 502 closed sales per day during the week ending July 18, a 5.8% decline from the previous week. Pending sales averaged 497 per day, down 1.2%.

The largest change came from new listings. Sellers placed an average of 650 homes on the market each day, a 19.2% decrease from the prior week. A slower pace of new listings reduces available inventory and may continue limiting housing options in many California communities, including those across the San Gabriel Valley.

Despite fewer transactions, the market remained competitive. The statewide median time on market held steady at 25 days, unchanged from the previous reporting period. Homes that are priced appropriately continue attracting buyers without extended marketing periods.

The report also found that 38.9% of active listings recorded at least one price reduction. That share increased by 0.3 percentage points from the previous week, indicating many sellers continue adjusting asking prices to reflect current market conditions.

Inventory Continues To Tighten

The statewide inventory replenishment rate declined 12.6% to 0.65. A reading below 1.0 indicates inventory is contracting because homes are selling faster than they are being replaced by new listings.

Although fewer homes sold during the reporting period, shrinking inventory could continue supporting home values in markets where buyer demand remains steady. Buyers may still encounter limited choices, particularly in desirable neighborhoods with relatively few homes available.

Regional Sales Decline Across California

Each major region tracked by the association experienced lower closed sales during the week. The Far North recorded the largest decline, falling 27.6%. The Bay Area followed with a 13.4% decrease, while the Central Valley declined 6.1%. Closed sales dropped 3.8% along the Central Coast.

Southern California posted the smallest week-over-week decline at 0.7%, suggesting the region remained comparatively stable despite the broader statewide slowdown.
