Housing Market Continues to Shift

|

California’s housing market is showing signs of slower sales activity and changing conditions for buyers and sellers. For San Gabriel Valley communities, including El Monte, South El Monte, Rosemead and Baldwin Park, the latest figures offer important insight into the broader real estate landscape.

According to the California Association of Realtors, statewide home sales, pending transactions and new listings declined during the week ending Oct. 10, 2026.

The report recorded an average of 418 closed sales daily, a 25.3% decrease from the previous week. Pending sales averaged 411 daily, down 19.5%, while new listings averaged 594, a 9.2% decline.

These figures reflect weekly changes in statewide real estate activity rather than year-over-year comparisons.

San Gabriel Valley Housing Market Conditions

Southern California recorded a 26.4% weekly decline in closed sales, according to the association’s regional report.

The region includes Los Angeles County and the San Gabriel Valley, where communities face varying housing prices, inventory levels and buyer demand.

While the regional decline signals fewer completed transactions, it does not establish that sales fell by the same percentage in individual cities.

El Monte, South El Monte, Rosemead and Baldwin Park each have distinct housing markets. Local property values, available listings and neighborhood characteristics can influence buying and selling decisions.

For residents considering a home purchase, statewide indicators offer context, but city-specific listings and recent comparable sales remain essential.

Statewide market conditions also provide insight into how quickly homes are selling.

Homes spent a median of 27 days on the market, four days fewer than the previous reporting period. Meanwhile, 42% of active listings had undergone price reductions, a slight decrease of 0.3 percentage points.

California’s unsold inventory index stood at 3.91 months, indicating how long available housing inventory could last at the current sales pace.

What Local Buyers And Sellers Should Know

For prospective buyers in El Monte and South El Monte, these conditions underscore the importance of monitoring available homes and evaluating affordability before making an offer.

In Rosemead and Baldwin Park, sellers can use recent neighborhood transactions to assess competitive pricing rather than relying exclusively on statewide trends.

The association’s September report on August sales provides additional perspective. California’s median single-family home price reached $901,420, increasing 1.6% from July and 0.1% from August 2025.

That report also recorded a 6.67% average mortgage rate during August, illustrating the financing pressures facing prospective homeowners.

Residents can review the association’s August 2026 housing market report for broader pricing and sales information.

The latest weekly figures do not provide individual sales totals or median prices for El Monte, South El Monte, Rosemead or Baldwin Park. Local conclusions therefore require more detailed market data.

For San Gabriel Valley families, housing decisions remain closely connected to monthly budgets, neighborhood stability and long-term financial planning.

As the fall market develops, monitoring local prices, available inventory and mortgage costs will help residents better understand their options.
