701 Myrtle Avenue Project Moves Forward

A five-story development has been proposed for 701 Myrtle Avenue in Monrovia, marking a significant addition to the city’s growing transit-oriented housing corridor. The 701 Myrtle Avenue project would include 204 new apartments and commercial storefronts just blocks from the city’s A Line Metro station.

Developer Blake Griggs Development submitted plans for the 1.6-acre site that would transform the parcel into a mixed-use complex with housing, retail, and structured parking. The proposal includes 2,370 square feet of ground-floor commercial space and a 329-car garage.

Affordable Housing and Modern Amenities

Of the 204 residential units, 20 would be set aside for low- and moderate-income renters, in compliance with local housing requirements. The mix of units would include studios, one-bedroom, and two-bedroom layouts.

Designed by the architectural firm AO, the development would offer a range of modern amenities such as a rooftop deck, a pool, a dog park, and an interior courtyard. These features aim to meet demand for lifestyle-oriented housing while increasing density near public transit.

The design reflects a shift in urban planning strategies in Monrovia, where city officials have encouraged higher-density housing near the A Line station. The location allows for easy access to regional transit and downtown amenities.

Zoning Changes Required for Approval

The project is not yet approved and must undergo a public planning process. It will require both a General Plan Amendment and a zoning code amendment to proceed. If granted, construction is expected to take approximately 21 months.

City records indicate this area has become a focal point for infill development. Since 2016, roughly 1,000 new apartments have been built or approved within walking distance of the Metro stop, reflecting regional trends toward higher density housing in transportation corridors.

Impact on Monrovia’s Housing Growth

The 701 Myrtle Avenue project is part of Monrovia’s broader efforts to address housing demand while preserving community character. With housing shortages persisting across Los Angeles County, developments that offer affordable units near transit hubs are receiving increased support from planners and developers alike.

The project will be subject to environmental review, community input, and public hearings before final approvals can be granted. If approved, the site would join other recently constructed buildings in redefining the urban edge of downtown Monrovia.
